⭐️ 2022 Market Update ⭐️
It's safe to say 2022 was another amazing year for all estate agents across the board.
The first 6 months of 2022 seen the property market continue to boom from 2021 into 2022, with astronomical prices achieved on a variety of properties throughout Ayrshire.
I would say from Sept/Oct 2022 we noticed a slight change with number of property enquires, properties were still selling but this is when we seen some buyers began to pull the reigns with how much they were prepared to pay (quite understandably) with the uncertainty of other economical factors occurring during this period. We did see a slight increase in sales falling through, some buyers changed their mind through interest rates & cost of living which again is understandable.
It can be unfortunate when your buying/selling when these things happen however we do have experience in managing these situations with our clients best interests at the forefront of any advice we offer. We have such good relationships with other estate agents, solicitors & financial advisors, we will go above & beyond for our clients & we will support you throughout the sale from start to finish.
The sales prices throughout 2021 & some of 2022 were undoubtably at a record high due to the supply & demand of properties across Ayrshire.
As a consequence of the current economic conditions the likelihood is the market will go back to the way it was pre covid with prices stabilising again to a more affordable level allowing people to move on or get onto the property ladder.
⭐️ Best Sales ⭐️of 2022 🏡💨
We had a lot of amazing sales throughout 2022, but here is a look at some of our most popular,
🏡 Eglinton Rd, Ardrossan - Bungalows always do well especially in this location in Ardrossan. This beautiful semi detached bungalow sold for £43,500 over home report in June 2022, this was 30% over Home Report Value & it wasn't sold at closing date !!👌🏡💛
🏡 North Cres Av, Ardrossan - We sold this property to the sellers in 2020 & we were delighted to market it again in 2022. It proved to be a hit with a large amount of enquires/viewings. This beautiful shore front property sold at closing date achieving £36,400 over home report value. Our returning customers had done a lot of upgrades etc since they bought it in 2020 so well deserved & delighted to do business with the client again.
🏡 Eglintoun Road, Stewarton - most expensive property listed by our Kilmarnock branch at £350k & achieved a fantastic figure over home report for our clients 👌💛🏡
🏡 Doon Place, Kilmarnock - now this one was popular, probably the most popular property for enquires & viewings. Viewings were conducted by the owner & the girls at the Kilmarnock office, this one sold at closing date for a staggering £23k over home report value! Making it one of the most highest sales for the property type & size in the Bellfield area.
🏡 Jamieson Place, Stewarton - this stunning bungalow was another popular listing for our Kilmarnock office, with an amazing level of interest, selling at closing date for £25k over home report.
⭐️ New Office ⭐️
In March 2022 we moved into our fully renovated Saltcoats office which we absolutely love. It's such a beautiful office & situated in a more prominent location. Pop in & see us, we have a good coffee machine ☕️
⭐️ New Staff ⭐️
In April I recruited Shannon to join our team as property consultant to assist Robyn in the sales department. Shannon came from an accountancy background but has picked up the sales processes at Glow really quickly over the past 8 months, Shannon is mostly out on the road taking care of all our viewings (usually in the Glow mobile) or the first point of contact when you call or go into the Saltcoats office.
Julie also joined our team in May 2022 to assist with the management of our ever growing rental portfolio. Julie has worked in both corporate & independent agents in Ayrshire. Over the course of 2022 Julie has been busy understanding our Lettings infrastructure & getting to know our landlords/tenants. Due to Julie's experience in residential Lettings I have invested in Julie to continue her development & I am delighted to say she has passed all 3 units to work towards gaining her propertymark level 6 in residential letting qualification. One more unit to go & she will be another fully qualified agent in our team.
⭐️ Properties listed & Sold in 2022 ⭐️
Across our 2 branches (Saltcoats & Kilmarnock) we have successfully listed 203 properties & sold 178! If 2023 is anything like last year with these stats then we will be very happy ☺️
⭐️ Rental Department ⭐️
Our rental department is growing quickly having took over some big portfolios in 2022. We manage properties all over the central belt of Scotland 🏴 I'm not sure if many people actually know this but rentals is actually my background originally, I also renewed my rental qualification this year too.
In December Glow were approved again for another 3 years on the Letting Agent Register ensuring we are keeping to date on current policies, procedures & abiding by the letting agent code of practise.
⭐️ Community & Charities ⭐️
I always think it's important to give back to the community seeing as we're under no illusion that Glow wouldn't not be soo successful after the support from our local communities.
Over the course of 2022 we are delighted to continue the sponsor of 2 local football teams in North Ayrshire (Tass 2008 juniors & West Kilbride Thistle).
We were also privileged sponsors of Kilmarnock Tennis Club.
Out with our sponsorships we have continued our donations to North Ayrshire & East Ayrshire foodbank, Stevenston skatepark & a local dance school.
We did receive a nomination for best estate agent in Ayrshire which we were delighted about but rather than pay the entry fee to enter the award we chose to donate to a charity SAHM (a charity very close to my heart).
One of my personal highlights was the Saltcoats light switch on, what a fantastic day we all had, we decided to offer free hot chocolates, free selection boxes & a complementary candy cart for all the children. We were inundated even after several trips to the shops in between, it was soo warming to see community out back out in masses for the first time in 2 years, the gratitude & feedback from everyone made it soo worth while.
We will definitely be holding another event like this in Dec 2023.

I would like to personally thank all my girls at Glow (Robyn, Gail, Shannon & Julie) for their efforts, achievements & support throughout 2022. I know at times it hasn't been easy & can get stressful working at the forefront in the property sector.
Huge appreciation post for Robyn as she has took on her role as valuer in her stride throughout 2022. Achieving amazing results as head of Sales & Negotiation.
